This multi-family house is being built in a high-quality residential area that is predominantly made up of single-family homes. Currently, there is a shortage of small and medium-sized barrier-free housing units in Bad Honnef for the aging residents of the region. Through a subdivision of the property, it became possible to construct two semi-detached houses, each with two residential units. The sloping site allows the ground and attic floors to be designed so that only the upper floor is a full story, making the building legally permissible. Since space had to be saved inside, access is provided via an external staircase along a side path with steps. Inside, there is only an elevator with a penthouse function, which directly serves each floor.
A basement, lowered by 1.2 meters from the street level, provides barrier-free access to the building and the garages. A spacious roof terrace is planned above the garages for the ground floor apartment. The second apartment spans the upper and attic floors and features a large corner balcony as well as a garden at the rear.
The facade is clearly structured with floor-to-ceiling openings and horizontal bands. The building, with the required pitched roof, is further differentiated by the outdoor areas and balconies. The result is modern architecture that still blends into the surrounding neighborhood, which consists mainly of buildings from the 1960s and 1970s, along with a few new constructions.
